Location, location, location...

You've propably heard the the old mantra about what to look for in real estate.  It matters where you locate (or relocate), but it matters for different reasons today than it did even a decade ago.  We are sowing the seeds to make sure Terre Haute is prominent on the map for your business.

vcip-I-II-site-map-440 Vigo County Industrial Parks encompass 2,435 acres with all utilities on site and ready to go. 

The VCIP I (Vigo County Industrial Park I) is 1,500-acre site featuring all underground power service and a substation for reliability. Natural gas, sanitary sewer, potable water and fiber optic services are in place.

VCIP II (Vigo County Industrial Park II) is immediately north of the VCIP I and is comprised of 935 acres. The VCIP II was acquired from the Pfizer Corporation. Like the VCIP I, it is owned by a single entity, Vigo County Redevelopment Commission.

Rail serves both VCIP I and VCIP II via CSX Rail Transportation. Both parks are located six miles south of Interstate Highway 70. on U.S. Highway 41.

hoosier jack smThe Hoosier Jack Mega Site consists of over 10,000 contiguous acres in the sothwestern Vigo County and northeastern Sullivan County.  The entire parcel is owned by one entity.  The property was a former Black Beauty (Peabody Coal) surface coal mining operation.  The property is a combination of reclaimed surface property and undisturbed acreage.

Given the immense size of the Hoosier Jack, depicted is a 2,100 acre subset parcel. It's estimated there should be 1,000 contiguous, undisturbed/buildable acres within this subset, mostly on the west side which is borderd by CSX mainline.  A connecting track runs through the center of the subset parcel and is owned by the property owner.

Source: terrehauteedc.comLocated within the city proper, this 80-acre greenfield is bordered on two sides with several thousand feet of rail. Adjacent to the Fort Harrison Industrial Park, the site is zoned for M-2 Heavy Industry. The property is available as a design/build construction package.

Portions of the Park are currently being developed for manufacturing and commercial use, distribution and warehousing.  Indiana Rail Road serves the Park.  Approximately 113 acres+/- are still available.

airport property imgThe 44 acre site is owned by, and is part of the Terre Haute Regional Airport (HUF).  The site completed Duke Energy's Site Readiness Program in partnership with McCullum & Sweeney Consulting. 

FAA approval is required prior to building on site.  Access to the property is via State Road 42 and is 4 miles from Interstate Highway 70.

HUF is positioned in a TIF District (Tax Increment Finance).   FTZ (Foreign Trade Zone) benefits are available via INzone.

1441 aberdeanThe Distributors Terminal 1441 Aberdeen Street Building is locacted in the Fort Harrison Industrial Park (FHIP) in the city's north side.  The building is approximately 175,000 sf with ambient storage.  There are 14  dock doors.  The ceiling has a 16 foot clear span.  Sprinkler system is dry.  DT 1441 Building features a CMS (Central Monitoring Station).

3910 Third ParkwayThe Distributors Terminal 3910 Third Parkway Building is approximately 150,000 sf with ambient storage.  The building is located in the Fort Harrison Industrial Park (FHIP) in the city's north side. 

The building features 9 dock doors and the ceiling height has a 16 foot clear span.  Sprinkler system is dry. The DT 3910 Building has CMS (Central Monitoring Security) station.

Source: terrehauteedc.comThe GD 10645 Shell Building is located within the Vigo County Industrial Park I.   The 98,000 sf shell features four docks, one drive-in overhead door and capacity for a 10-ton bridge crane.

The shell is positioned on 13 acres and zoned M-2 Heavy Industry.

distributors-terminal-04-2015The Distributors Terminal 1383 Aberdeen Street Building is located in the Fort Harrison Industrial Park.  The 61,950 sf building is positioned on 2.6 acres.

Ceiling peak is 20 feet with column spacing at 40 feet to 50 feet.  The facility is climate controlled and is compliant with the AIB (American Institute of Baking) guidlines. The building has a CMS (Central Monitoring Security) station.  There are 4 dock doors with levelers and one drive-in door. The fire insurance class rating is 4; the sprinkler system is wet.

Source: terrehauteedc.comThe Crawford Industrial Center is located in the City of Terre Haute proper.  The facility was originally constructed as a Stran Steel metal builiding manufacturing facility in the 1970's.  Its owner has renovated the facility over the years.   

The building is more than 300,000 sf with approximatelyt 234,000 sf under one-roof.  It features two Northern 10-ton top running cranes in the building's 82 foot x 400 foot bay; and one 20-ton crane in the 60-foot x 420-foot bay.  The building also has four 5-ton Kranco under hung cranes that are 30 feet wide and are side-by-side in two 60-foot x 400-foot bays.  The hook height on all the cranes is 21 feet.

aerialchbuilding-smThe building was last occupied by BMG (formerly Columbia House). Parking is available for approximately 685 vehicles.  The building features a self-contained phone system with a fiber optic hub, back-up AC, UPS, and a raised floor.  The building has a dedicated, secure employee entrance.

The 43,000-square-foot facility is positioned on 7.6 acres and is within close proximity to the Jadcore Phase I Economic Development Area, the Fort Harrison Industrial Park and the Fort Harrison Business Park. Access to Interstate Highway 70 is within five miles via adjacent Fruitridge Avenue to U.S. Highway 40 and State Road 46.

The building is steel structure. Floor thickness is eight inches. Ceiling height is 24 feet; column spacing is 20 feet. There are four drive-in doors. The facility has four 10-ton cranes.
